Prestige real estate & architectural photographer
in Haute-Savoie
Prestaprod works across the whole of Haute-Savoie to capture the diversity of its markets: HDR photography, drone, virtual tours and virtual home staging. We regularly travel to Annemasse and throughout the French Genevois as well as around Lake Annecy, Lake Geneva and the Arve valley — everyday experience on the ground, district by district.
Reflections on Lake Geneva, mountain backlight in Chamonix, the dense urban light of Annemasse and Greater Geneva: each part of the department has its own shooting constraints. HDR photography balances exposure across every brightness level without compromising image quality, for a result true to what the eye actually sees — decisive for a cross-border apartment in Annemasse as much as for a chalet overlooking the Aiguilles Rouges.
High-end photography for every type of property in Haute-Savoie
Apartment — House — Villa — Chalet
From a cross-border one-bedroom flat in Annemasse to a prestige chalet in Megève, we improve how your property performs on listing sites. Professional images and copy increase your chances of finding a buyer quickly and at the best price, in a Haute-Savoie market where competition between listings is particularly strong. See our dedicated shoots for apartments, houses and villas and mountain chalets.
Office — Warehouse — Business premises
Make your commercial premises more attractive, whether they are in the dense urban fabric of Annemasse, in a Genevois business park or on the outskirts of Annecy. A multi-channel strategy and high-quality visuals are essential to reveal your property's potential.
Booking — Airbnb — B&Bs
Between Lake Geneva and the Alpine peaks, the tourist season is strong: improve the visibility of your rental in Chamonix, Morzine or Thonon-les-Bains on booking platforms with photos that truly convey the view and the atmosphere of the place.

Property in Haute-Savoie: what to know before you buy, sell or rent
Is the Haute-Savoie property market still dynamic in 2026?
While the national market has slowed sharply since interest rates rose, Haute-Savoie stands out thanks to its demographic, tourist and cross-border appeal. Sales volumes have recovered over the last twelve months, driven in particular by the return of first-time buyers and mortgage rates that have stabilised at around 3%. Scarce land, building constraints and the weight of second homes — nearly a quarter of the housing stock — nevertheless keep supply very tight, which explains why prices remain firm compared with the rest of the country.
What is the average price per m² in Haute-Savoie and how does it vary by area?
The department's average price is close to €4,800 to €5,000 per m², one of the highest in France outside the Paris region, but with very wide variations: the most affordable areas drop to around €2,500 to €3,500 per m² in the Arve valley (Cluses, Bonneville), while exceptional lakeside or resort properties can exceed €9,000 per m². The further you are from the Swiss border or the lakeshores, the lower the entry price — a key factor in any buying or investment strategy.
What about the property market in Annemasse and the French Genevois?
In Annemasse, prices have stabilised at around €3,600 to €3,700 per m² on average, with apartments generally between €3,600 and €4,000 per m² and houses that can exceed €5,000 per m² depending on the district — while remaining much more affordable than in the neighbouring Alpine cities. The number of transactions has risen sharply over the last year, driven by rental and purchase demand from cross-border workers in the Geneva area. The most sought-after areas of the French Genevois, such as Étoile, Vétraz-Monthoux and Ville-la-Grand, also benefit from the expansion of the Léman Express and from home-ownership schemes such as the zero-interest loan for first-time buyers.
What are the advantages of holiday lets in Haute-Savoie?
Haute-Savoie enjoys almost year-round tourist appeal, between the summer season driven by the lakes and water sports, and the winter season linked to the resorts of the Mont-Blanc valley and the Portes du Soleil. For a property intended as a holiday let, a careful photo shoot makes a real difference — a virtual tour reassures guests who book remotely by giving a clear, faithful view of the property before they arrive. Prestaprod, a specialist and Airbnb professional referrer, tailors its shoots to the standards expected by holiday-let platforms to make every listing as attractive as possible, from the lakeshore to the foot of the slopes.
Ansel Adams, a pioneer of HDR photography
Inventor of the "Zone System", born of the research and intuition of early photographers that you should expose for the shadows and develop for the highlights — a method that resonates strongly with the contrasts of Haute-Savoie's Alpine and lakeside landscapes.
