Between the Salève, the Voirons and the Jura range, properties in the Genevois combine contrasts: often dark interiors, distant views of the Alps, façades whose light changes from one district to the next.

A two-bedroom flat in Perrier does not have the same light as a south-facing house in Ville-la-Grand, and an apartment in the Les Alpages residence in Annemasse needs precise HDR processing to show both the living room and the view of the Salève without blowing out the sky. HDR photography balances exposure across every brightness level, for a result true to what the eye sees on a viewing — decisive when competition between listings is strong and buyers compare from Geneva or Annecy.

Your property, our speciality

High-end photography for every type of property in the Genevois

Apartment — House — Villa — Chalet

From a one-bedroom flat in central Annemasse to a villa with a view of the Salève in Reignier-Ésery, every type of property needs specific treatment. Cross-border buyers are demanding: they compare Geneva and French listings side by side. A careful shoot tips the decision in your favour, especially in the mid-market segment (3 to 5 rooms) where competition between agencies is fiercest. Depending on your property, see our approach for apartments or houses and villas.

Office — Warehouse — Business premises

Annemasse has the largest commercial area in the French Genevois, from the Les Iles business park to the Perrier and Vernay districts. For a shop, a warehouse or offices, sharp, well-framed images reassure project owners and speed up decisions by Swiss investors prospecting on the French side.

Holiday lets | Genevois

Booking — Airbnb — B&Bs

The Annemasse area is not a classic tourist destination, but it attracts short-stay visitors — professionals on assignment, families on their way to the Portes du Soleil or Grand Massif resorts. A well-photographed listing captures this short-stay demand, especially if the property is close to a Léman Express station.

Where we work

In-depth knowledge of the Genevois and the Faucigny, town by town

Central Annemasse, the Verges district, the banks of the Foron in Ville-la-Grand, the Reignier hillsides facing the Arve plain, the historic centre of Saint-Julien or the residential areas of La Roche-sur-Foron: each area has its own codes, buyers, prices per m² and shooting constraints. This repeated experience on the ground guarantees a shoot with no surprises on the day.

Annemasse & neighbouring towns+

Annemasse

Town centre, Verges, Perrier, Romagny, Le Vernay, Le Brouaz, Les Iles: the town accounts for most of the transactions in the conurbation. New-build developments sit alongside renovated older housing, and rental demand is driven by the Léman Express station and the university campus.

Gaillard

Right on the Geneva border, Gaillard has the highest prices in the conurbation (over €5,200/m² in 2025). Properties sell fast, often to cross-border buyers: careful presentation is essential to win over this demanding clientele.

Ville-la-Grand

A residential town crossed by the Foron, with an old centre and sought-after residential districts. The market is stable, driven by families looking for a balance between proximity to Geneva and a greener setting than Annemasse.

Vétraz-Monthoux & Ambilly

Two quiet but active towns, well served by the Léman Express. Village houses there keep a charm that appeals to buyers looking for authenticity, provided they are well photographed.

Salève & Voirons valley+

Reignier-Ésery

A small hillside town overlooking the Arve plain. Properties with open views of the Alps or the Salève find buyers quickly, at prices still below Gaillard (about €4,100/m²).

Saint-Julien-en-Genevois

A sub-prefecture right on the border, Saint-Julien benefits directly from Geneva's appeal. The market is tight, with strong rental demand and regular new-build developments — ideal ground for investors.

Archamps

An international business park and a quiet residential area. Properties aimed at executives working at the science and technology park must be presented to a standard that matches their target.

Neydens & Présilly

Small residential towns at the foot of the Salève, prized for their green setting while less than 20 minutes from Geneva. Houses with gardens are in high demand.

Faucigny & wider Genevois+

La Roche-sur-Foron

The department's second economic hub after Annecy, with the ROCHEXPO exhibition centre. The market is more affordable (about €3,500/m²) and attracts first-time buyers and buy-to-let investors.

Bonneville

In the Arve valley, at the confluence with the Borne and at the foot of the Môle. Bonneville offers a still affordable market (around €3,100/m²) for investors seeking a gross rental yield above 5%.

Bonne

A rural town south-east of Annemasse, at the confluence with the Foron. Character houses and building plots are sought after by buyers looking for space.

Saint-Pierre-en-Faucigny

An urban centre of the Faucigny, with the Jourdies and Glières business parks. A dynamic market for commercial property and homes for employees of the business parks.

FAQ

Property in Annemasse and the Genevois: what to know before you buy, sell or rent

What does a square metre sell for in Annemasse and the neighbouring towns?

▾

Median prices observed in 2025-2026 put Annemasse at around €4,200/m² for an apartment and €3,800/m² for a house. Gaillard, right on the border, regularly exceeds €5,200/m². Ville-la-Grand and Saint-Julien-en-Genevois are between €4,300 and €4,600/m². Reignier-Ésery remains more affordable (about €4,100/m²), while La Roche-sur-Foron and Bonneville, further from Geneva, offer prices between €3,100 and €3,500/m². These differences show up clearly in listings: a photo shoot must reflect the property's real standing within its market segment, or buyers will be disappointed at the viewing.

What rental yield can you expect in the Annemasse area?

▾

Gross rental yield varies widely by town and property type. In Annemasse itself, a well-located one- or two-bedroom flat lets easily thanks to demand from cross-border workers and students, with an average gross yield of 4.5 to 5%. In Bonneville or La Roche-sur-Foron, where purchase prices are lower, the yield can rise to 5.5% or even 6% on small units. In Gaillard or Saint-Julien, on the other hand, higher purchase prices squeeze the yield (around 3.8 to 4.2%) but offer almost total rental security, with a vacancy rate below 1% thanks to the proximity of Geneva. The Léman Express, which links Annemasse to Geneva-Cornavin in 20 minutes, has made every town it serves more attractive.

What impact do the Léman Express and Greater Geneva have on property values?

▾

Opened in December 2019, the CEVA line (Cornavin — Eaux-Vives — Annemasse) created a 55 km network with 17 stations between Haute-Savoie and Geneva. The towns served — Annemasse, Ville-la-Grand, Reignier-Ésery, La Roche-sur-Foron — have seen their prices rise faster than the departmental average over 2019-2025. The Greater Geneva project, which brings together 2.9 million inhabitants on both sides of the border, continues to shape local planning: new eco-districts in Annemasse, the extension of the Les Iles business park, mixed-use developments around the stations. For a seller or developer, mentioning the proximity of a Léman Express station in a listing is no longer a secondary argument: it is a ranking criterion on the portals.

Investing in Annemasse in 2026: Pinel, Denormandie, what opportunities?

▾

The Pinel scheme ended on 31 December 2024, but several schemes can still be used locally. Pinel+ (refocused on priority districts and very tight markets) may still apply to some new-build developments in Annemasse in zone Abis. The Denormandie scheme, aimed at renovating older housing in town centres, covers Annemasse, La Roche-sur-Foron and Bonneville — an opportunity for investors targeting older properties to renovate. Finally, LMNP status (non-professional furnished landlord) remains widely used in the area, particularly for short-term holiday lets, even though regulations are tightening in the most touristic towns. In every case, a renovated or furnished property must be photographed with particular care: cross-border tenants and buyers compare listings on international platforms where visual quality makes the difference.

A passion for photography

Ansel Adams, a pioneer of HDR photography

Inventor of the "Zone System", born of the research and intuition of early photographers that you should expose for the shadows and develop for the highlights — a method that resonates strongly with the contrasts of the Alpine landscapes of the Genevois, between the Salève, the Voirons and the Alps.

Ansel Easton Adams was an American artist, born in 1902 and died in 1984. The earliest recorded sale is the work "Jose Martinez at pueblo San Ildefonso, NM", offered in 1984 at Sotheby's (Photo), and the most recent is "Mirror Lake — Along the John Muir", offered in 2024. He ranks 524th in the world top 5,000 best-selling artists at auction (2023 turnover). His works are mostly sold in the United States.
