Preparing your house or villa for the photo shoot
One hour of preparation completely changes the result. Here is the checklist we send our clients before every house or villa shoot: it applies to a sale as much as to a holiday let.
- Mow the lawn the day before and rake up the leaves.
- Put away the bins, garden hoses and toys.
- Park the cars out of shot, in front of the façade and on the drive.
- Open the shutters and the gate, clean the front door.
- Set out the garden furniture and the cushions on the terrace.
- Clean pool, cover removed, robot out of the water.
- Declutter: remove half of the objects sitting on the furniture.
- Tidy away the remotes, cables, chargers and magazines.
- Check the bulbs: all working and of the same colour. The photographer chooses on site which ones to switch on.
- Straighten cushions and throws on the sofa.
- Prepare the fireplace: hearth cleaned and logs neatly stacked.
- Remove family photos so buyers can picture themselves there.
- Clear worktops: keep only one or two decorative objects.
- Empty the draining rack and the sink, put away the tea towels.
- Remove magnets and papers from the fridge.
- Put toiletries away in the cupboards.
- Clean towels, neatly folded, toilet lid down.
- Mirrors and windows cleaned without smears.
- Beds made with plain, well-stretched linen.
- Clear bedside tables: a lamp and a book at most.
- Clothes put away, wardrobe doors closed.
- Children's rooms: toys gathered in a box.
- Allow 1 to 1.5 hours for the photographer on site, depending on the size.
- Pets looked after elsewhere or kept in a room that is not photographed.
- Occupants out of the rooms during the shots.
- Point out the highlights: view, aspect, materials, renovations.
The essential shots of a house or villa
Every photo is taken with a DSLR in HDR then retouched: light balanced between the interior and the windows, straight verticals, true colours. The order of the images follows the route of a viewing, from arriving at the façade to the garden.
Façade & entrance
The cover photo of the listing. Taken when the façade is in the sun, framed slightly from above to show the volume of the house.
Living room & living spaces
Two to three angles per room to convey the volumes, the light and the connection to the outside — often buyers' number one criterion.
Kitchen
An overall view and a view of the island or worktop. Appliances and materials must be readable without being over-staged.
Master suite & bedrooms
The main bedroom first, then one view per bedroom. The en-suite completes the series and reassures on the overall condition.
Garden, terrace & pool
The setting that makes the difference with an apartment: furnished terrace, lawn, trees, pool and the view from the garden back to the house.
Aerial drone view
Essential as soon as there is land: plot size, layout, aspect and surroundings visible in a single image.

Photographing a house: what you need to know
The ideal moment depends on which way the façade faces: it is photographed when lit by the sun, without backlighting. Spring and summer show off the garden; in winter, a clear day is preferred and the photographer arranges the interior lighting for a warm atmosphere.
For a family house, 15 to 20 photos cover the essentials: façade, exteriors, living spaces, kitchen, bedrooms and bathrooms. Large houses, or those with a pool and land, deserve 20 to 25 photos, including several drone views.
Being there at the start is useful to give access and point out the house's highlights. After that, the photographer works independently; ideally the house should be free of occupants and pets during the shots.
An empty house often looks smaller and colder in photos. Virtual home staging furnishes the main rooms through retouching to help buyers picture themselves there, while keeping the original photos for the listing. See our home staging examples.
