Property photographer for apartments

In an apartment, every square metre must read in the photo

No garden or striking façade to catch the eye: an apartment sells on its light, the flow between rooms, the balcony and the view. The shoot is built to show these assets as they are, without cheating on the floor area.

01 — What's specific

Photographing an apartment is not like photographing a house

Less room to step back, windows on one side only, close neighbours: an apartment's constraints are different, and buyers know it. Here is what the shoot must handle so that the photos stay faithful and make people want to visit.

Floor area & distance

In a 20 m² living room, you cannot step back far enough to frame everything. We work with a controlled wide angle, from the corners of the room, with no fisheye effect: a 20 m² room must look like a 20 m² room at the viewing, otherwise the disappointment is paid for in the negotiation.

Volumes & flow

Ceiling height, the line of sight from the entrance to the living room, an open kitchen: one photo showing how the rooms connect is worth more than three photos of walls. That is what lets the buyer understand the layout.

Light & aspect

A dual-aspect or south-facing apartment is a selling point. The time of the shoot is chosen according to the orientation, and HDR balances the interior and the windows so that the natural light really shows.

Overlooking neighbours

Net curtains, framing, shooting angle: being overlooked is handled at the shoot, not in retouching. We don't make the building opposite disappear; we simply avoid making it the subject of the photo.

Balcony, terrace & view

In town, an outdoor space often makes the difference between two comparable properties. The balcony is photographed furnished, and the view from the living room or terrace gets its own image when it deserves one.

Building & communal areas

Renovated façade and hall, lift, residence garden or pool, parking: what is shared is also part of the purchase. One or two photos are enough, provided the caretaker or managing agent is informed.

02 — Before the shoot

Preparing your apartment for the photo shoot

In a small space, every object left out shows twice as much. This checklist is the one we send before an apartment shoot, whether it is for a sale, a long-term let or a furnished-let listing.

  • Clear the floor: bags, shoes, laundry basket, clothes airer. A clear floor makes the room look bigger than any framing can.
  • Take out one piece of furniture too many if the room is crowded: an extra armchair, pouffe or side table. It can wait on the landing during the shoot.
  • Clear the surfaces: coffee table, sideboard, desk. Keep one or two objects, no more.
  • Hide the cables, internet box, extension leads and chargers.
  • Check the bulbs: all working and the same colour. The photographer decides on site which ones to switch on.
  • Remove family photos and any visible post.
  • Empty worktops: in a kitchen open to the living room, even the kettle and toaster clutter the image.
  • Empty the sink and the draining rack, put away sponges and tea towels.
  • Bare fridge door: magnets, lists and drawings removed.
  • Toiletries put away, bath or shower ledge cleared.
  • A single towel, clean and folded, toilet lid down.
  • Mirrors, shower screen and taps cleaned, free of limescale marks.
  • Beds made with plain, smooth bedding.
  • Wardrobes and dressing room tidy: if they are an asset, we photograph them open.
  • Desk corner cleared in the bedroom or living room: screen, papers, chair tucked in.
  • Children's room: toys gathered in a box or chest.
  • Clean windows on the inside and, if possible, on the outside: they appear in almost every photo.
  • Shutters and blinds open, net curtains in place if you are overlooked.
  • Balcony cleared: bike, clothes airer, recycling bins and empty pots stored elsewhere.
  • A table and two chairs are enough to show you can have a coffee or dinner outside.
  • Plants watered, dead leaves swept up.
  • Access to the building: door code, intercom, floor, parking space nearby.
  • Caretaker or managing agent informed if we photograph the residence's hall, garden, pool or car park.
  • Sitting tenant: informed in advance and in agreement with the time slot.
  • Pets looked after elsewhere or kept in a room that is not photographed.
  • Point out the strengths: aspect, view, recent renovation, cellar, parking, reasonable service charges.
03 — The shoot

The shots that matter in an apartment

Every photo is taken on a DSLR in HDR and then retouched: readable windows, straight verticals, true-to-life colours. The order of the images follows a real viewing, from the front door to the balcony, so that the buyer can rebuild the layout in their head.

01

Living room, the cover photo

It almost always opens the listing. Two opposite angles, one of them towards the windows, to show both the floor area and the light.

02

Open or closed kitchen

If open, we show it as an extension of the living room to convey the living space. If closed, a clean overall view that shows the storage and appliances.

03

Bedrooms

One view per bedroom, framed to show the space around the bed: that is the question every buyer asks in front of a 10 m² bedroom.

04

Shower room

Often the smallest room, and therefore the hardest. A clean frame from the door is enough to reassure on condition and fittings.

05

Balcony, terrace & view

The furnished outdoor space, then the view taken from inside with the window open: this is the image that makes people say "I can see myself living here".

06

Building & surroundings

The façade, the hall or the residence garden if they are a plus. An apartment is also bought for its building and its street.

04 — From T2 to large apartments

How many photos for your apartment

A T2 does not need 22 photos: repeating the same angles ends up making the listing look smaller. Conversely, a large apartment with a terrace deserves to be shown room by room. Here are our guidelines.

Apartment What we show Recommended package
T2 Living room, kitchen, bedroom, shower room, outdoor space, and one photo showing the day / night separation. Shooting 12: 12 HDR photos, €180 excl. VAT
T3 & T4 All the rooms, the useful circulation spaces (entrance, hallway, storage), the outdoor spaces and any communal areas worth a look. Shooting 18: 18 HDR photos, €200 excl. VAT
T5, duplex & large terrace Both levels and the staircase for a duplex, the terrace from several angles, the view, the master suite. Shooting 22: 22 HDR photos, €250 excl. VAT
Furnished let In addition to the rooms: sleeping arrangements, equipment (washing machine, fitted kitchen, desk), and a few details that reassure the traveller or student. Shooting 12 or 18 depending on floor area
Remote buyers Investors, relocations, expats: the virtual tour lets them walk through the apartment before travelling, and filters out pointless viewings. Pack 360 / 15: virtual tour + 15 HDR photos, €300 excl. VAT

06 — FAQ

Photographing an apartment: what you need to know

For a T2, 10 to 12 photos are enough: the living room from two angles, kitchen, bedroom, shower room, balcony or view, building façade. A T3 or T4 needs 15 to 18 photos. Beyond that, or with a large terrace, allow around twenty images. Better 12 useful photos than 30 repetitive ones.

Three levers: a controlled wide angle, with no fisheye effect distorting the walls; shots from the corners of the room, at chest height, to show depth; and serious decluttering, because every object shows more in 40 m² than in 100 m². The aim is to show the real floor area, not to inflate it.

The shoot is scheduled for the time when the main rooms get the most light. The HDR technique balances the interior and the windows, avoiding "blown-out" panes. For overlooking neighbours, net curtains and careful framing are usually enough. However, we do not retouch a building opposite to make it disappear: buyers would discover it at the viewing.

Yes, when they add an argument: renovated hall, lift, residence garden or pool, bike store, parking. A photo of the façade also reassures on the building's condition. Remember to inform the caretaker or managing agent, especially for locked areas.

Yes, provided the tenant is informed early enough and agrees to the time slot. Their personal belongings are put away or kept out of frame, and family photos, documents or valuables must not appear. If the apartment is empty after they leave, virtual home staging can refurnish it through retouching. See our home staging examples.

Rarely in town, where flying is regulated and often restricted. A view from the balcony and a photo of the façade usually do the job better. The drone becomes worthwhile for a top floor with an open view, a residence with grounds or a pool, or a lakeside or ski-resort apartment: we check feasibility before suggesting it.
