Luxury & Architectural Real Estate Photographer
in Geneva and French-speaking Switzerland
Prestaprod works regularly in Geneva and around Lake Geneva, photographing properties for sale and rent in Switzerland's most demanding property market. HDR photography, drone, virtual tours and virtual staging: images designed for international buyers and tenants — diplomats, staff of international organisations, investors — who compare listings from all over Europe.
An apartment on Rue de la Corraterie does not have the same light as a south-facing villa in Pregny-Chambésy, and a PPE apartment on the Quai des Bergues needs precise HDR processing to show both the living room and the view of the Jet d'Eau without blowing out the sky. HDR photography balances exposure across every brightness level for a result true to what the eye sees on a viewing — decisive when competition between listings is strong and buyers compare from Zurich, London or Dubai.
High-end photography for every type of property in Geneva
Apartment — House — Villa — Prestige PPE
From a one-bedroom flat in the city centre to a contemporary villa in Cologny or Vandœuvres, every type of property needs specific treatment. International buyers are demanding: they compare Geneva listings with those in Zurich, London or Monaco. A careful shoot tips the decision in your favour, especially in the high-end segments (three bedrooms and more, lake view) where competition between listings is fiercest. See our shoots for apartments and houses and villas.
Office — Warehouse — Business premises
Geneva has the highest concentration of international organisations and head offices in French-speaking Switzerland, from the Nations district to the business parks of Meyrin and Le Grand-Saconnex. For shop premises, offices or a warehouse, sharp, well-framed images reassure project owners and speed up decisions by international investors.
Booking — Airbnb — B&Bs
Geneva attracts a steady flow of business visitors — diplomats, conference delegates, consultants on assignment for international organisations. A well-photographed listing captures this short-stay demand, especially when the property is close to Cornavin station, the Nations district or Palexpo.

As a photographer who works exclusively in real estate, I capture the essence of your property in Geneva and its canton. I render space, the natural light of the lake and the Alps, interior design and outdoor areas for striking, engaging images. Every angle is chosen to reveal each room's potential and make the most of the volumes.
In-depth knowledge of the canton of Geneva, commune by commune
Old Town, Eaux-Vives, Plainpalais, the Nations district, the harbour, the slopes of Cologny, Meyrin's business parks or Vandœuvres' residential areas: each area has its own codes, buyers, prices per m² and shooting constraints. Repeated experience on the ground is what guarantees a shoot without surprises on the day.
Geneva centre
Old Town, Rive, Eaux-Vives, Plainpalais, Jonction, Acacias: the historic and financial heart of the canton. Older PPE buildings stand alongside new developments, and rental demand is driven by international organisations and the banking sector.
Carouge
The "Sardinian town" has a unique Mediterranean identity, with shady squares and Italian architecture. Properties sell fast, often to buyers attached to this distinctive setting — careful presentation is essential to win over this demanding clientele.
Lancy
A residential commune crossed by the Arve, with an old centre (Lancy-Village) and denser districts (Lancy-Pont-Rouge, Lancy-Bourg). The market is stable, driven by families looking for a balance between proximity to the centre and greener surroundings.
Onex & Confignon
Two discreet but lively communes on the left bank, well served by public transport. Their village houses keep a charm that appeals to buyers looking for authenticity, provided they are well photographed.
Pregny-Chambésy
An exclusive lakeside commune between Geneva and Le Grand-Saconnex, home to many embassies and diplomats' residences. Properties with an open view of the lake and the Jet d'Eau sell quickly, at some of the highest prices in the canton.
Meyrin
Home to the international airport and CERN, Meyrin has strong economic activity and steady rental demand from international professionals — ideal ground for investors and developers.
Vernier
The canton's third-largest commune, Vernier offers a more affordable market than central Geneva (around CHF 11,500/m²) while remaining well connected. New developments are numerous, driven by demand from young professionals.
Thônex & Chêne-Bourg
Residential communes popular for their green setting while staying close to Geneva. Houses with gardens are much sought after by families.
Cologny & Vandœuvres
The most expensive communes in the canton, home to prestige villas and ambassadors' residences. Prices regularly exceed CHF 20,000/m² for exceptional lakeside properties.
Nyon
A Vaud district town on the shores of Lake Geneva, halfway between Geneva and Lausanne. The market is tight, with strong rental demand and regular new developments — ideal for investors seeking a balance between price and quality of life.
Annemasse (France)
The first border town on the French side, Annemasse has much more affordable prices (around €4,200/m²) and the Léman Express links it to Geneva-Cornavin in 20 minutes. A lively market for cross-border investors.
Saint-Julien-en-Genevois (France)
A French district town right on the border, Saint-Julien benefits directly from Geneva's appeal. The market is tight, with prices around €4,500/m² and strong rental demand from cross-border workers.
Property in Geneva and its canton: what to know before you buy, sell or rent
How much does a square metre cost in Geneva and the neighbouring communes?
Median prices observed in 2025–2026 put central Geneva at around CHF 14,500/m² for an apartment and CHF 16,000/m² for a house. Carouge and Lancy are between CHF 12,000 and 13,000/m², while Vernier and Onex are more affordable (CHF 11,000 to 12,000/m²). The communes of the 'golden crown' — Cologny, Vandœuvres, Pregny-Chambésy — regularly exceed CHF 18,000 to 22,000/m² for exceptional lakeside properties. On the French side, Annemasse is around €4,200/m² and Saint-Julien-en-Genevois around €4,500/m², a ratio of 1 to 3.5 with central Geneva. These gaps show up directly in listings: a photo shoot must reflect the property's real standing within its market segment, or the viewing disappoints.
What rental yield can you expect in the canton of Geneva?
Gross rental yield varies widely by commune and property type. In central Geneva, a well-located apartment lets easily thanks to demand from staff of international organisations and the banking sector, with an average gross yield of 2.5 to 3.5%. In Vernier, Onex or Meyrin, where purchase prices are lower, yields can reach 4 or even 4.5% on small units. On the French side, in Annemasse or Saint-Julien, yields reach 4.5 to 5.5% gross, but with different taxes and rules (property tax, service charges, French rental regulations). The Léman Express, linking Annemasse to Geneva-Cornavin in 20 minutes, has made all the French towns it serves more attractive.
What is specific about the Geneva market: PPE, LIP, international organisations?
The Geneva market follows specific rules you need to understand before investing. PPE (Propriété Par Étages) is the Swiss equivalent of co-ownership: it covers most apartments in the canton and involves shared charges, co-ownership rules and often a renovation fund. The LIP strictly regulates the construction and sale of new homes, with quotas of subsidised housing and capped prices in some zones. Finally, more than 40 international organisations (UN, WHO, ILO, CERN, ICRC) create very specific rental demand: staff on short assignments, diplomats on posting, consultants — tenants looking for furnished, well-located properties photographed with care for listings on international platforms.
Investing on the French side (Annemasse, Saint-Julien) in 2026: what are the opportunities?
For investors who find the Geneva market too expensive or too tight, neighbouring France offers interesting alternatives. The Pinel scheme ended on 31 December 2024, but Pinel+ (focused on priority neighbourhoods and very tight markets) may still apply to some new developments in Annemasse in zone Abis. The Denormandie scheme, aimed at renovating older properties in town centres, covers Annemasse, La Roche-sur-Foron and Bonneville — an opportunity for investors targeting older housing to refurbish. Finally, LMNP status (non-professional furnished landlord) remains widely used in the border area, especially for short-term lets to cross-border workers on assignment. In every case, a renovated or furnished property must be photographed with particular care: cross-border tenants compare listings on international platforms where image quality makes the difference.
Ansel Adams, a pioneer of HDR photography
Inventor of the "Zone System", born of the research and intuition of early photographers that you should expose for the shadows and develop for the highlights — a method that resonates strongly with the contrasts of the Alpine and lakeside landscapes around Lake Geneva.

Ansel Easton Adams was an American artist, born in 1902 and died in 1984. The earliest recorded sale is the work "Jose Martinez at pueblo San Ildefonso, NM", offered in 1984 at Sotheby's (Photo), and the most recent is "Mirror Lake — Along the John Muir", offered in 2024. He ranks 524th in the world top 5,000 best-selling artists at auction (2023 turnover). His works are mostly sold in the United States.
