Photographer for new-build property developments

Real images to sell off-plan and shift the last units

Off-plan, the buyer commits to a project they cannot visit. CGI renderings show the architect's intention; photos show what actually exists: the surroundings, the view, the show apartment, then the completed units. A shoot designed for sales and marketing, with deliverables ready for the brochure, the portals and social media.

01 — What's at stake

Photographing a new development means serving the sales campaign

A development is not photographed like a resale property: images are needed before the building even exists, visuals must stay consistent from one phase to the next, and the files must be usable by the developer, the sales agent and the network of property agents alike. Here is what the shoot needs to cover.

Selling off-plan

Off-plan, the buyer reserves without visiting. What decides them: the location, the real view from their future floor, the quality of the specification. Photos provide the proof that a 3D rendering cannot.

Show apartment

It is the only unit that can be visited before completion, and often the visual that carries the whole campaign. It is photographed like a finished property: light, specification, finishing details, with a series wide enough for the brochure and the portals.

Reassuring reservation holders

Months go by between signing and handing over the keys. A few photographed milestones (watertight, weathertight, façades) feed the buyer newsletters and the development's social media.

Completed & last units

At completion, every finished unit becomes sellable through photos. The remaining units, investor units and resales are then marketed like existing homes, with a proper shoot per unit.

Communal areas & exteriors

Entrance hall, corridors, gardens, play areas, bike store, parking: these spaces justify part of the price and the service charges. They are photographed once cleaned and planted, ideally just after the snagging is signed off.

Plot & surroundings

Aerial view of the site, how it fits into the neighbourhood, proximity to shops, schools, the lake or the slopes: the drone places the development in its surroundings, right from the sales launch.

This page covers sales and marketing visuals. For technical monitoring aimed at the project owner or site management (dated records, traceability, insurance files, handover), see our construction site photographer page.

02 — From launch to completion

Which service at each phase of the development

Each phase of the sales campaign calls for different images. Rather than one big single shoot, the visits are scheduled around your milestones and quoted together.

Phase What we show Reference package
Sales launch Aerial view of the plot and the neighbourhood, nearby points of interest, the real view from the height of the future floors when the drone allows it. Drone shoot: 5 aerial photos, €130 excl. VAT
Show apartment Every room, the specification details (joinery, floors, kitchen, bathroom, home automation), the sales suite if needed. Shooting 22: 22 HDR photos, €250 excl. VAT
Show home viewable remotely A 360° virtual tour of the show home, embedded in the development's website: remote buyers and investors walk through it before booking an appointment. Pack 360 / 20: virtual tour + 20 HDR photos, €350 excl. VAT
Construction milestones Overall ground and drone views at key milestones, for communication with reservation holders and the development's social media. On quotation, depending on the number of visits
Completion & last units Façades, communal areas, green spaces, then one shoot per unit still to be sold or let. Virtual home staging refurnishes completed units that are empty. Shooting 12, 18 or 22 per unit depending on the size

Units empty at completion? Virtual home staging presents them furnished, clearly flagged on the listing. More details on our drone shots and our 360° virtual tours.

03 — The shoot

The shots that sell a development

Every photo is taken with a DSLR in HDR then retouched: straight verticals on the façades, readable windows, colours true to the materials. No AI-retouched image unless you ask for it: an off-plan buyer must find at completion what they saw in the photos.

01

Aerial view of the plot

The footprint of the development in its neighbourhood, with the landmarks that matter to the buyer: town centre, station, schools, lake or mountains.

02

The view from the upper floors

Taken by drone at the height of the future homes, it shows what renderings cannot: the real open outlook, on the garden side or the street side.

03

The show home living room

The cover photo of the campaign. Two angles, one towards the picture windows, to show volume, light and the connection to the outside.

04

The specification in detail

Floor and wall finishes, taps, joinery, kitchen, smart equipment: a few close-ups that justify the price per square metre compared with older properties.

05

Façades & communal areas

Main façade in favourable light, entrance hall, corridors, shared gardens and parking, photographed after the end-of-build clean.

06

Balconies, terraces & private gardens

Private outdoor space is a decisive argument in new builds. It is photographed furnished when possible, with the view it offers.

04 — Organisation

What we arrange with your teams

A development shoot involves several contacts: developer, programme manager, sales agent, site manager, managing agent at completion. Here are the points we confirm before each visit.

  • A single contact on the developer or sales agent side to approve the brief and the images.
  • The development's milestones: launch, show home opening, construction stages, expected completion.
  • Priority visuals per phase: brochure cover, portal visuals, social media content.
  • The development's brand guidelines if they exist: tone, expected framing, layout constraints.
  • Site manager's approval for the time slot and the accessible areas.
  • Protective equipment required on site and induction instructions.
  • Areas to clear during the shots: machinery, skips, temporary hoardings in the frame.
  • Outside working hours if needed, for overall views without workers or vehicles.
  • Furniture and decoration in place, labels and protective films removed.
  • End-of-build clean done: dust, marks on glazing and joinery.
  • All lighting working, including spotlights, wall lights and outdoor lighting.
  • Time slot chosen according to orientation to get natural light in the living spaces.
  • List of specification features to highlight provided by the developer.
  • Feasibility checked beforehand: urban area, nearby airfield, local restrictions.
  • Registered drone pilot and formalities completed before the flight.
  • Neighbours and site informed if the flight passes over an occupied area.
  • Weather monitored: the flight is postponed rather than carried out under a grey sky.
  • High resolution for print: brochure, hoardings, displays in the sales suite.
  • Files optimised for the web: development website, property portals, social media.
  • Sorted by phase and by unit to find the images of a home easily.
  • Uses and distributors specified in the quote: developer, sales agent, network of property agents, so everyone uses the same visuals without ambiguity.

06 — FAQ

Photographing a new development: questions from professionals

At three moments: at the sales launch (land, surroundings, aerial view of the plot), as soon as the show apartment is ready, then at completion for the finished units, the communal areas and the exteriors. In between, a few construction milestones feed communication with reservation holders.

No, they complement them. Before construction, the rendering shows the project; photos show what already exists and what 3D cannot convey: the real view from the floors, the surroundings, the nearby shops and transport, then the real specification of the show apartment. At completion, photos take over for reselling the last units.

About twenty images cover a two- or three-bedroom show apartment: living spaces from several angles, bedrooms, bathroom, and the specification details that justify the price (joinery, finishes, fitted kitchen, home automation). Shooting 22 (22 HDR photos, €250 excl. VAT) is the reference format.

It depends on the area: regulations strictly govern flights in built-up areas and near airports. Feasibility is checked before any visit, and the flight is carried out by a registered drone pilot. When a drone is not possible, a shot from a neighbouring high point or from the top floors often gives the view you are after. Find out more about our drone shots.

Sales brochure, development website, property portals, social media, hoardings and displays: the planned uses, the duration and the parties involved (developer, sales agent, network of property agents) should be specified from the quote request, so that everyone can use the same visuals without ambiguity.

Yes. Visits are scheduled around the development's milestones (launch, show home, construction stages, completion) and quoted together. For technical site monitoring aimed at the project owner (records, traceability, insurance), see our construction site photographer page.
